Trail through Israel's north follows in footsteps of Jesus
My hike in April with Landis and the Israeli brain behind the endeavor, entrepreneur Maoz Inon, began before sunup in Nazareth at the Fauzi Azar Inn, a hostel in a 200-year-old Arab mansion that Inon manages in Nazareth's Old City.
I awoke to the sound of the call to prayer from several mosques combined with the lively screeching of swifts as they darted over the brightening sky. Bells soon began to ring at the Church of the Annunciation, calling believers to Sunday worship at the sanctuary where tradition says God told Mary she would give birth to his son.
We alternated between foot and Inon's car since we had to fit the entire trip into one day.
Starting by car, our first stop was the Arab village of Kana, about nine miles into the trail. At the 19th-century Wedding Church commemorating Jesus' miracle here of changing water into wine at a wedding, we met a swarm of tourists from Georgia, Alabama and Ohio. more

What Startups Can Learn From Haruki Murakami
I am a software engineer and a tech entrepreneur. I should be betting on my startup instead.
Many individuals and companies make the mistake of jumping into areas they know little about. A few succeed, but most never make it. It is better to start a company around the topic you're an expert in or know a lot about. This will give you an edge and ensure you're not wasting your time.
Start Even and Finish FirstMurakami's life is a routine. He rises early around 5am and goes to bed by 10pm. He declines late-night dinners and outings. He runs and works on his books daily. He achieves his magic by pushing equally every day.

Open Question: How do I get my first job?
Ok, so I'm 17, and starting University in 2 weeks. I'm up in this SCARY new city early, trying to find a job. Which is a freaking mission, because all throughout high school I have focussed 100% on schoolwork, and have no work experience beyond babysitting and helping my Mum and Dad with their real estate business. So I have an incredible academic record, but nothing else to go on. I'm getting a student loan, but I still need another $100 a week at least to cover accomodation fees, as I'm in the dorms for my first year and they're really expensive. We're in a recession here, unemployment is at a 10 year high, and I have no idea how I'm going to be able to survive if I can't get a job. My current plan is to just hand out my CV (resume) everywhere, and hope I get something. But I suffer from chronic social anxiety. The idea of going up to someone in a shop and even asking where something IS, majorly throws me, let alone asking for a job. If people talk to me, I'm fine though. So, long story short. How do I go about making my CV stand out? How do I work up the courage to approach someone with it? And what are some good job hunting tips? The thing is, I am a bloody hard worker. I will work as hard as I can to make sure my work is at an exceptional standard. I don't mess around, and I will always achieve the best I can. How do I prove this to an employer who won't look at anyone who doesn't have work experience? It's not like I want idle cash, I want to keep my student debt to a minimum and I don't go out wasting money socialising (no social skills, at all). I need the job to survive. Oh, and when I say I don't have social skills, I am also a performer. So I can interact with people fine, as long as I know what to say, and I detatch from 'me'. Something difficult to do when my whole future is riding upon getting this job.For future reference, I'm in Wellington, New Zealand :) moreOpen Question: 21 y/o male and doesn't know what his options are for life...?
I'm currently a 21 y/o male. My mom is a mope. Meaning she lets everyone talk and walk all over her. She remarried another scumbum whose 50 years old and only makes 11.00/hr. I went to the Marines when I graduated HS and I got sent home due to being injured. I have been back home now since 2006 and I still have not attended college and I have no idea how to become independent financially because I don't qualify for aid for college and I can' find a good enough job to move out on my own. I was thinking about going back to the military, but this time the Navy and I'm really debating if this is the best decision for me again. If I could have it my way I would like to have my own business or invest in real estate just like everyone probably would like to run their own finances, but I don't see that happening anytime soon. Any suggestions on how a 21 y/o male can become financially independent and start his own life? moreVoting Question: What do I need to open a Residential Management company in New York City? Is the real estate business the same as it used to be (1980-90)? I'm 18 and am wondering about future career aspects. Ive considered Database Administration, commerce, or getting a bba, or marketing. What is the typical salary, as I understand that it really does depend on how many deals you close but if your successful, the sky must be the limit correct? In the first 6 months, how do you spend your time, meet and greet, office runs? Is there one field in real estate that pays more? Can an Agent become a broker or vica versa. An owner had their property for rent through a real estate company and I rented that property from them. The company went out of business and one of the realtors took over my house and started her own company. So from then on out I paid her. Since she took over and it wasn't the original company that I had the contract with, would that break the contract? Also I went through very hard times when me and my ex broke up, so she moved out and I got an eviction notice. After the notice I just moved out. Someone dropped off some type of notice to appear to my ex-girlfriends parents house for the both of us to appear in court. Neither of us showed for that. To my knowledge no further action was taken. Is there a way to find out if anything resulted from that? It was in Florida and it was back in 2008. So my questions are: Did they break the contract? How do I find out if further action was taken? Will this affect my renting history? How would they put the information out there that I never paid the rest of the rent? How can I find out if it did hurt my history report? And what would the report say about me?I am now looking for a place in South Carolina, if it hurt my renting history, is it likely that the new landlord will find info on it in Florida moreResolved Question: What do you guys think of my plan ????? any advice will be appreciated?

no intention of listening to reason. He wants to move out of the Pacific Northwest to Texas to work at another carlot. He hates with a passion the car business; but, that has been all he has done the majority of his life. I have been with him and helped him 110% through other ventures; but, they panned out due to the economic situation - real estate, etc. . . He started up another business; but, is not even willing to give it half a chance with time. He hasn't even been with it a week and wants to give up. He is really good at the car business and knows how to close deals quickly with the satisfaction of both the business and the client. He has job offers here; but, refuses to even consider, them. He has a friend that planted a seed in his ear for Texas that he can make great money, there, in the car business and I hate that person with a passion Here is my problem: 1. I do not have anything against Texas; but, I flat do not want to go. 2. He hates the car business here; but, wants to start up in the car business, there ???????? 3. In his eyes, I haven't done anything; but, my inheritances are what we have been living on and he seems to have forgotten everything that I have put into this marriage. To be honest, I am not sure whether I am venting or asking advice. It is a completely different world from the Pacific Northwest to Texas. I guess another question is what is it like in Texas - economic, social, etc... I have trees, the Rockie Mountains, the coast and what is in Texas? How do I handle a husband that is bipolar (etc...) with this??? My family is in the Northwest, my best friend is in the Northwest and I am supposed to move without question....go figure....like I said I guess I maybe venting; but, if anyone has advice aside from leaving him ....please...help.....if you have any sugguestions on what to tell him to keep him here I would greatly appreicate it... Who would I need to market to? Real estate agents? Banks? Could someone explain the foreclosure process? moreResolved Question: I finally know how to become rich?
Well the honest truth is that the easiest way to get rich is by living out of every person that works for you. EX: The owner of a law firm, how does he make money? Does he work?NO (he hires someone to run his business) So here is how the owner of the law firm makes money. He has 200 lawyers working under him and each of those lawyers get a cut of what they make. Lets say those 200 lawyers had 4,000,000 dollars worth of cases. Each of them gets a share lets say each of those guys made 5,000 dollars that month the guy who runs the business made a 3,000,000 dollar profit and all he sacrificed were 1,000,000 dollars. So what I am trying to say is the way to become rich is: Get a good degree (optional) Have lots of assets that can bring you income like Businesses,Real Estate,Internet Marketing etc. Have stocks and bonds (they help in the long run) And remember Assets get you rich!! You may say who are you to give this info well, technically I am a 17 year old male. But I do own stock (green energy and HP) and I plan to start a business based on weapon manufacturing, aerospace,PMC etc. Some assets I want are cosmetic related and real estate and also racehorses. I plan to major in archaeology. But of course you may say these are dreams and they may never happen. I sincerely believe I can and you should too. So get off that lazy butt and start now!!You want to have fun? Dude do you know how much Roman Abrahmovic wastes on parties? He wasted 6 million dollars on a party he invited Orlando Bloom,Gwen Stefani,Brad Pitt etc.... He doesn't even work his CEO does it for him!! moreVoting Question: Is going to real estate offices handing out business cards a good way to advertise?

Hello everybody, First of all i'm sorry if my english is not excellent but i'm italian and my wife is Irish and i decided to write in this forum because my wife is very upset about what happened and i need some help for who knows better than me the low in Ireland. My wife is very catholic and she decided to buy an apartment in Medjugorje ( Bosnia i Herzegovina ) through a real estate in Ireland. The man who owns this real estate is Bosnian ( from Medjugorje ) but lives many years in Ireland, got married with an irish and started this business. Now he took advantage of my wife's honesty and faith and, after he took a small deposit for the purchase of the apartment, he told her to transfer the full amount to the builder in Medjugorje. Now, we got the apartment but after 2 years she didn't sign the final contract. I can understand that here the low is different and very slow but we discover through a local solicitor, that in the building there is a big mortgage so, even if she will sign a contract and receive the deed, she can risk that, if the builder won't cover the loan, the bank can take the apartment on day. She trusted the man of the real estate agency, she trusted the people here in Medjugorje, and we know that this is a big mistake in this kind of business but now my question is: Is there something that we can do against this real estate agency that didn't inform my wife about the mortgage on the building? The real estate is registrered in ireland. In our same building other irish families bought in trust and are in the same situation. I hope i expleined well the situation and i'm sorry for the mistakes. God bless all of you. Francesco moreResolved Question: How to be happily married again?
My husband and I started dating 16 years ago and have been married for 13. We were always very compatible and loving. The past 4 years have taken a toll on us, though. We went through years of infertility and several failed procedures before our daughter was finally born two years ago. Around the same time, my husband's real estate investing business failed, and we had to declare bankruptcy. We lost the home we had spent a year renovating from a falling-apart mess to our dream place. Also at this same time, my mother was diagnosed with Stage 4 uterine cancer. Our daughter is a joy, but also quite a stress as she has health problems that have caused significant developmental delay. She cannot speak yet at at all at age 2 1/2, and does not walk well. We spend a lot of time at the hospital getting therapy and treating illnesses that come from her breathing problems, inlcluding chronic bronchitis. We have just recently discovered what we think to be the cause of her illness, and it means that she will have mental retardation and physical problems. We are trying to move beyond these bad times in the past. He is back in school, and I have started a new job that I like a lot. The problem is, we don't seem to love each other anymore. We get so irritated around each other. I think it is mostly me. We have talked about the issue, and we both want to work on it. I have no idea if our love is really dead or if it has just been knocked out for a while by the stress of the past few years. So here are my questions: 1) I'd like us to get counseling, and I think he'd be up for it, but money is very tight. Our daughter's health bills are large, and they are getting larger. What are the best kinds of places to find counseling we might be able to afford? Is the quality of the counseling still good? 2) Any suggestions for helping me find my love for him? I have tried many, many things over the past few years, like imagining how I'd feel of he left, and I just feel empty. If you have been to marriage counseling, were there any exercises that helped you? I know that things were good for a long time, and that at our most basic level we are well-matched so I don't just want to give up, but I don't want to keep continuing with this animosity between us... moreResolved Question: How should a out of country engineer find a job or face this economy?
Okay so my dad studied engineering and even became an engineer in India. However, he came to U.S. like 10years ago. He told me that he would have to study all over again to become an engineer here and so started running businesses such as motels or hotels. With the economy the way it is, we are facing tremendous loss. We can't even pay our monthly payments to the bank. So for the last few months we haven't paid anything. We believe that sooner or later the bank will seize the hotel and my dad will be out of a job. I really want to help him. He has studied real-estate as well, but doesn't much clients. I was wondering what option we or he should take? Is there a way to bypass the thing where he can't become an engineer here without studying engineering again here in the U.S. were in a really bad situation like many other Americans. Any good suggestions. moreVoting Question: A lot of questions about real estate.?
I have thought about getting into the real estate business, and I have been doing a lot of researching. But I still have questions. First, is real estate investing really worth it? By real estate investing I mean, buying homes, fixing them up, and flipping them, and then reselling them. Real estate investing has always been very interesting to me. But is it really worth fixing up homes and reselling them? It seems like a real big hassle, especially if there was a lot of structural damage. That starts costing a lot of money. If I was to get into real estate investing, would buying foreclosed homes be the best way to go? I was also interested in commercial real estate. I always thought it would be cool to own a shopping center. Is there a big market in commercial real estate? Is it hard to get into? In my area, land is a big deal. I was talking with my criminal justice teacher, and he was telling us how his dad had bought a mountain side, for around 1 million. He then sold the lumber to a company and made around another million for that, then he turned around and sold that same mountain side for around 2 million. After everything was said and done, he made 2 million dollars in profit, which sounds pretty good to me. I think now, that land has been lotted off and being made into a housing development. What kind of real estate/real estate investing would this be considered? I know it's Land, but is there a special name for it? I'm fairly smart, so my basic knowledge is all top shape. - How do real estate agents make money? I have heard a few answers to this, and would like a real answer. I just mean a typical agent, selling and leasing houses in suburban areas. As an example, if you can, explain how, and how much would be made from selling a house for $500k. And also, how is money made by leasing? Thanks a heap to anyone who answers. I'll be choosing the best answer :) moreResolved Question: What sort of jobs would be suitable for a recent Economics major?

Here's is my issue, me and my brother started or got into real estate about 6-9 months ago, so far 14 apartments/house rented out. My brother is actually more into this, knows more about real estate than I do but the problem is he is out of the country and is having issues coming back, something about him loosing his passport in germany. We're Americans, he was on a business trip. Our communication is very limited and I believe the tenants are taking advantaged of the fact that I took over. For the most part the tenants are paying 2-3 days late but they pay. 2-3 are behind but I have talked to them and they are getting there slowly. This question regards 2 of the tenants, 1) She has payed her first month ahead of time in full when we signed the lease but only agreed on the lease that payments towards the deposit was going to be included with the rent until the deposit was completed, so she started off with a partial deposit. But for the past 2 months, I haven't seen a penny, I call and go the apartment almost everyday, she either avoids me or says I'm going to to be pick up the money right now, and I never hear from her again that day. I have listed in the lease that after the 5th fee of $50 bucks. I want my money from this lady. The rent includes utilities, and for a lady that hasn't payed rent when I'm paying utilities for her, I decided to cut off the air conditioning/heat on her. Haven't hit the elec yet. I told her that I'm not here to play games, I was never rude, never yelled, never threatened anything to her. I want to do something tomorrow morning, I'm fed up with her. But at the same time I want the rent money before she is evicted, I don't want her to stay in the apartment another month for free( if that happens can i then hit the elec?). To put things in perspective, her deposit money is gone, so is her month in advance is gone. I'm in NC. I have track of everything she has gave us, but we don't do receipts (we are going to start though, so are we going to get a complete deposit before anything). I want all my money and I want her out. As I read in other question posts I can't change the locks. What kind of certified paper do I need to put on her door? Where can I get it? I was reading the lease , can someone explain this to me... "ATTORNEY FEES: If any legal action or proceedings be brought by either party of this Agreement, the prevailing party shall be reimbursed for all reasonable attorney's fees and costs in addition to other damages awarded. " Thanks, I need this answer urgently. 2) Long story short, guy1 moves in with a partial deposit/partial first month rent, and agreed to add deposit to the rent until deposit is complete. guy1 moves in October. guy2 moves in with him in mid October so they can split the rent. Only guy1's name is in the lease. January comes and I go to the apartment and here is guy2 saying that guy1 doesn't have the money and is packing/ packed and leaving/left. So I told guy2 you need to make up the rent if you want to stay, he said he was going to call social services to see if they can help. Now guy1 has been out of the house for over 10 days now, and guy2 is not responding to phone calls. I gave guy2 a paper with my Signature and how much thre rent was so he can give it to the social services. Now guy2 has no rights as a tenant...is that correct? So can I get in there and throw his stuff out? Would that be legal? Thanks guys, Its 2am here and I'm going to try to stay awake for a response...Thanks, any contribution appreciated. Message me for questions please. moreResolved Question: Purchasing multifamily unit.?

Are all men just motivated by sex with no consideration?
I am literally disgusted by men. I knew most were capable of lieing and being deceitful in order to get sex from women with low self-esteem, but I never thought my husband was one of “them”. Why would I want to be entangled to someone who lies and uses women? If he uses, lies to and manipulates other women to get what he wants, why wouldn’t he just lie and use me too? In all my life, I never envisioned, imagined or thought I’d be married to a man who peruses craigslist, facebook etc… looking for naked pictures and casual meet-ups for sex while he claims to be happily married and loyal to me. Then, he tells these women that we have nothing in common and that’s why he’s looking to them for companionship. By nothing in common does he mean that because I am a good person, and he is not? Because otherwise, we have a whole lot in common. We both make each other laugh and have a similar sense of humor, we both care about our families, we’re both intelligent, we both try to please others, we are both hard-workers with plans to start our own successful businesses, we are both ambitious, we both have similar goals to own multiple real estate investments, we both enjoy each others company, we both like going out to eat, watching funny movies etc, we both keep ourselves in great physical shape, neither of us does drugs or has alcohol problems, we both try to spend more time with friends but usually wind up choosing each other instead, we both love documentaries on tv, neither of us grew up in a exceptionally healthy home environment, both of us love animals etc… Seroiusly, am I missing something? Is there usually a lot more that people have in common? When I confront him about having nothing in common, he tells me that he just told them that and that we do have many things in common… Who is he lieing to, me or them? How am I supposed to trust this person? Does he even know what the truth is? I still can’t stop myself from crying whenever I think about it. It’s like he had no consideration. I though he was the best of men. What if I am right and he is one of the best of them? He did aplogize for trying to soloicit sex from a myriad of people. He says he never actually met up with them. ?????? What if he is one of the better ones and the unfortunate fact is that most guys are really skeezy and don’t deserve our time, energy or love? They do say infidelity exists in about 50% of marriages…And then domestic abuse exists in another % and men molesting their daughters exists in another % and men who raped others before marriage exists in another % and men who are otherwise horrible but their wives stay with them anyway exist in another %, and men who go out and unsuccessfully attempt to have affairs that no one finds out about exists in another %. (IN CANADA) I am planning on starting a business with my step-mom, we want to own a business buying houses, etc. (foreclosures and other properties) and re-selling them via lease-to-own. I plan to take a real estate course online through British Columbia University that will essentially teach me the ins and outs being a real estate agent. My question is do I need to take this? Is it necessary for me to spend the time and money on this course and the testing to get a certificate that I won't use? I also would like to own rental properties by myself, and I know that this course really isn't necessary for this goal. My step mom has a business degree so she understands that aspect, so really it is up to me to understand (and teach her) the other part of it. What do you all suggest?Thank you for the answers, they in turn have raised another question. I'm glad to know I was right in thinking the real estate course wasn't right for me. What I don't really understand is what is my niche market? I think my problem thus far has been that I don't know what title I would have and therefore have no idea what to look up program wise. moreVoting Question: What's the best way to cram for my real estate exam?
I finished my classes just before the holidays (Dec. 17th) and I haven't thought about real estate since - with all the holiday craziness, traveling, and (ugh) three kids on winter break for two weeks! I don't have a testing date yet, but I turned my paperwork in right after Christmas so I'm guessing I can test as early as mid-January. I learned so much so fast... and this holiday hiatus makes me feel like I've forgotten everything I learned. Given all the start-up costs and association dues I'm budgeting for, I really can't afford to take this test over and over again.... I need to pass the first time through and begin building a business. HELP ME! Ten points to the person who gives good advice and assuages my anxiety! moreVoting Question: Am I wrong? Is my canadian boyfriend stingy?
Happy New Year to everyone. Today I want to ask you whether he is stingy or I am wrong. Judge it, please. Any opinion is welcome, as long as they have good heart to answer. Sorry in advance, I am not English speaker, so it may not be good English. (My boyfriend is Canadian, middle 30's. He has his own business, always busy traveling. I met him in 2008 late May.When we go out together, he pays all.) I feel he is stingy. For example when he calls me, he will hang up the phone intentionally and lead me to call him back. Some are after 7,8 seconds talk and hang up suddenly, others are like one-ring and hang up before I answer. Even after I told him to stop that, he continued. Such things often happened. That's why I sometimes don't like to pick up his call, it makes me feel bad. Then it's better to call him than pick up calls. Another example, now I live in a kind of guest house (like dormitory). No man admitted to enter even brothers. Oh I must explain this first. We planned to buy an apartment with a view to marriage in the first place, it was in late April 2009. He said he will get one in cash as long as the price is within a set budget. That’s why I contacted a real estate agency, visited 8 apartments while he was in abroad to secure the fund for it. Unfortunately he never came back… He had postponed return date 4,5times even though he said each time “Please believe me this is final”. After several delay, he said he invested most of his earnings in business, so we must wait till get funds again. It was maybe late October or early November. Then I suggested to him to rent an apartment for now, to start living together and get married. You know, money is the first consideration to do something in real life. So I told him to send money first for securing apartment, then he started worrying about deposit and key money. Of course I must avoid unnecessary expenses, so I was looking for one with no key money and refundable security deposit. Anyway he didn’t send money eventually, even after I found “No key money, No deposit” apartment. It makes great sense to think he is not interested in living together and marriage. What’s worse is that he started to say he will stay at my place in secret! I told him that I can’t do that, you can’t come, because I don’t want to break rules and cause a thing, so if we live together, we should make a contract for 2 in another place. Then he said “That’s bullshit”, cursed at me and hung up the phone. I was speechless. If he’s a student, I can understand his remarks a little bit. Why can middle-aged man say that? The upshot is that he won’t come to Tokyo unless I all prepare the apartment for two. I can’t help thinking he just expects a free ride, doesn’t want to spend money. On the other hand, he keeps saying that man is meant to take proper care and responsibility of his spouse all the time, also keep saying that his dream is to live together as soon as possible to start enjoying best marriage and family life with me. (Almost copy and paste) What is responsibility, what is proper care? Marriage is not play house. Of course there are various types of marriage these days, But I am a quite typical and conservative Japanese-minded person. I told him, I want to be a housewife after marriage. In my view, it is husband’s obligation to take care of wife and children both mentally and financially. We formed a consensus through discussions when I met him in Bangkok in mid-September. He has been saying that he’ll do when the time is right. One year has passed. Time is now. If someone doesn’t do it now, someone never will. Honestly, I don’t know what he really wants to do with me. If he needs time to stay single or time to work alone as in past years, I can give him, it doesn’t matter at all. The problem is this. He has been always about to do, but has never yet begun it. He’s all mouth. To my regret I fully believed his words. If I were man who’s thinking about marriage, I will introduce her to my family first, buy or rent an apartment within few months at the latest, also set the date for wedding. So, I can’t see any effort or forms of love nor seriousness from him. How is my opinion very different from your countries ladies one? Let me know. Thanks for reading. moreResolved Question: are the CLEP exams worth taking?
I am in my 30's and just started college this year. I got straight A's and will take calculus next semester, so intelligence isn't a problem. Some person older than I mentioned they will CLEP their way out of some classes. As a business major I won't CLEP out of the business courses, but may consider US History, Poli Sci and Critical Thinking in Literature. Should I go for it, or just take the classes and get A's? The school I want to go to only took 10% applicants (they say) so I need a high GPA, but I'm older and want out as soon as possible. Also, is the Biology one that hard? The CLEP website lists it as a year-long course equivalent, but like I said I'm smart. I just didn't go to school cause I got into real estate (which tanked). Thanks for any advice, even if it doesn't answer everything! :) moreResolved Question: Could DUI Laws be one of the Vehicles to take away our Constitutional Protection?
Could DUI Laws be one of the Vehicles to take away our Constitutional Protection? Politicians are planning to put the U.S. under an International Marxist New World Order dictatorship by various means. MADD claims they want to get drunk drivers off the road. Can the law prevent accidents? Are the new harsher penalties a solution? Is that the real reason for the harsher laws? What is the real motive behind the creation of new stricter DUI laws? The first thing I noticed is DUI laws do not require the arresting cop to read you your Constitutional Miranda Rights. And when no accident or problem has been caused by the driver who has been pulled over, or was forced to go through a police road block, or was stopped for some other reason, or encountered a cop who got suspicious. The suspect can be arrested for a crime that has not been committed, simply on suspicion that he might cause an accident. This is like other people being arrested for murder and given the death penalty, simply because they had a gun or a rock or anything that could be interpreted as a deadly weapon in their vehicle. For example, politicians have scared people into thinking that unless we crack down on drugs, we will have anarchy with criminals roaming the streets. So they made some laws that allow the authorities to seize the private property of any suspected drug ring or person. All they have to do is plant some drugs in a house or vehicle. Then the authorities can ignore their Constitutional Rights and confiscate the vehicles, bank accounts, and real estate of that group or person and sell it on their black market without a trial. Let's see if you think this MADDness is justice, or lynch mob rule. Arnold Swartzanager is hurting for money to balance his budget, and please his sources of money for his election (which includes MADD who want to get revenge against all drinkers for the death of a relative), so he has decided to double the penalties for a first time DUI offender from 9 months to 18 months of weekly classes at $25 each, and increase the fines from several hundred dollars, to a few thousand dollars. And also to force first time offenders to pay several hundred dollars to install a breathalyzer device (the breathalyzer companies pay for the election of these politicians who support them, a good investment in a bad economy) in the first time offender's car, so they cannot start them if they even used Listerine. They are testing it in some counties in California now. And they are considering installing cameras. And if you cannot pay for all this, they will put you in debtor's prison. More and more innocent people will be put in jail. If MADD can get the breathalyzers, then they will get the cameras. Once they create this precedent, then cameras will become standard equipment in ALL vehicles, homes, businesses, public places. Then when Big Brother decides to crack down, he can listen to your conversation and watch anyone who utters key words tracked on the Internet by satellite anywhere they are as a Political Enemy, and you will be arrested as a Terrorist Suspect. The laws are in place for this very thing. moreVoting Question: How can I bang out the details of this business idea concerning sales, real-estate and investing?
I want to go into business with 4-5 other individuals. It would basically work like this. I have this product to see and we can all see it to earn commissions. We would then take the commissions and invest them in the stock market until we have enough money to buy apartment buildings for rental properties. We would repeat this process again and again. My questions are: I would like to take a small cut of their commissions as the sales manager and leader, how much should I take? If one or more wanted to back out of a real-estate investment could I write in a legal document that they just walk away from the investment without anything (I am mostly concerned with them wanted a downpayment back on the property or a large sum of money) or how can I work an exist strategy? **Most importantly how can I divide up the equity, rental income, and work required to put into the properties?** A little more detail... Another time someone told the office I was being disruptive which was all lies, I had to go to court for that but they didn't show up, so my case was dismiss. It's just so many problems one time the secretary when I was out of town gave my keys away to someone and let them come in without my knowledge or permission... that was around the time I got the eviction notice. One time I got one cause my electric was off for a couple of days, they found out and told me I had to get it back on duh.. who likes living in the dark.. I have called the state representative on them for their ways but not much they can do... okay Now recently they want to evict me saying my music is to loud which is all lies one of the tenant who's lying her bf likes me, but anyway they send me a noticing telling me I had to go to court, I called their lawyers up and send them a plea of my side of the stories, now they're telling me it's for rent which THAT'S A LIE BY ITSELF. so they are giving me 60 days to be out in feb the 1, mind you that's when I was going to sign a lease but I dont want to now. even the ppl at the court told me this real estate is full of sh!t and slum lords!! I'm in high school right now and I'm located in a country(was U.S.A, right now... in continent of asia) which I suppose has a very bright future, since I was a kid , It was my dream to always end up in a high flying blue collar job somewhere up in Wall Street and slowly become a partner of big firms, but I have so many ambitions, but my wall street dreams deviated once I moved to the land of the software people, I have so much on my mind, I'm currently taking the Business and Commerce stream in my high school and most of my classes are cakewalks for me, I used to flunk half the time in tenth with science and math, I still have math but I mean the Business Studies textbook and Economics textbooks come to me naturally, I dont even have to study for tests and I can ace them, I savour every bit of these books... I'm not an einstein at math so acing the SAT test and landing in some Ivy league is not my priority, it is to me, still a dream. But one great thing I got going for myself right now , sorry if I sound like an oppertunist(hey, told ya I wanted to be a hustler), but right now, I go to one of the most prestigious schools in my city and I have politician's sons as my friends, and construction baron descendants sitting behind my chair, I mean, I know people to can make things happen with a clap. When I get back to the states, I plan to go to a decent B-School and bachelor in accounting, as that is the blood of all forms of business and it would help me become business literate, and then I plan to major in Finance....after that, I plan to become an ERP consultant in case any of my plans dont work as I obviously need a back-up strategy, I will later use the initial salary earned for my ambitions should anything go haywire.....but if the wind is right, I plan to use some of my "connections"(trust me, not petty people, close people too) as my venture capitalists, to start my own soft-drink company, and after a few years, I plan start a construction/real estate company (like TRUMP)and take both of my companies public, eventually I also would like to fullfill my dreams of starting an electric automobile company along with a Insurance company. My dad(who was a small time restuarant owner), has a little idea about my plans, as I told him, but I didn't exactly give him the blueprint I gave you guys even though I think he has an Idea. All I want to know is am I being too overconfident or am I correct about my timing? I consider my self very fortunate to have the right things happen to me so far, its like everything is lined up for me, all I got to do is shoot. I know exactly how hard it is to fulfill dreams, everybody has dreams, only some fulfill it. My mom say isn't exactly pessimistic but she knows me and my network, and I dont think the chances I have aren't something I'm overmining, am I? Let's think about it, sons of politicians, sons of barons as my friends, potential backers, dreams of mine...they can pay for. See, I dont want to act overconfidant and start crying if any of these visions actually get nowhere, but I'm a person who believes in vision, and I wouldn't even rely on just my contacts to get me anywhere, but I can trick a person into buying their own shoes.....Plus I have great managerial skills.... So I'm being optimistic. Is everything in my favour? moreResolved Question: Condo association voting on new rules?

So, I'm 17 and I have a 19 year old best guy friend (Adam) who is really confusing me at the moment. Basically, he tells everyone how much he doesnt want a girlfriend, but every now and again he'll fixate on a girl and do whatever it takes to please her. Heres the sad part - whilst he does have very few friends (mainly BECAUSE of this behaviour), he intentionally pushes them away whenever he gets close to a new girl. He even trash talks them behind their back, ignores them, etc. Again with the theory of that, the nice person always falls for the bitchy person. Hes absolutely lovely when hes not like this, yet he always goes for the girls that treat him like shit and get close to him because he has money, a car, 2 jobs, etc and want to see how much they can get out of him. Which he doesnt deserve, because hes actually quite an emotional person once you break the barriers down and constantly tell him you can relate to him (we're the only 2 people we know that have suffered at the hands of psychological/social/physical/sexual abuse at the hands of our "parents".) We're meant to be pretty much best friends, and we're even meant to be moving in together in the next few weeks. Last night he took his latest one, Innika, out lapping (or dragging/racing/whatever you wanna call it), and rather than try and make a good impression to his friends (such as myself, and our mutual friends Georgia, Shanise, and Ricky), she made some rather lewd and inappropriate comments about her sexual history with Ricky, which really angered Shanise as she is now Ricky's girlfriend, and I ended up having to break up the ensuing catfight... which apparently amused Adam. It just doesnt make sense that he goes for these types of girls yet is really close friends with and apparently "loves" someone like me. Just a bit of background, Adam; 19, works 2 jobs (60 hour weeks!), has a new car. Hes attractive, funny, smart and (usually) fairly mature. He likes his alcohol on the weekends and video games and technology. Myself (Courtney); 17, I work a fulltime job as a receptionist, I just bought my 3rd car (I do them up and sell them as a hobby), I am about to start part time university to get a degree in real estate as its been my dream career for 3-4 years now, I also do part time modelling. Im considered "one of the boys" despite the fact Im a girly girl as Im first up for a 4WDing weekend, and play a bit of sports. Innika; 18, unemployed, bitchy, likes to start fights and spread gossip, and is well known for being a dicktease and boyfriend stealer. She lacks personal hygiene, commonsense and maturity. And thats from a completely neutral, third party view (my housemate that vaguely knows her). I told him I dont mind who he dates and that its his business, but I can see this being trouble with a capital T a mile off. So what do I do? moreVoting Question: Have you ever done something or created something that next thing you know you were in business?
I'd been helping my boss clean the office for almost a year (for free), then I ended up helping her friend (investor) clean up some of his investment homes, and then some of his real estate agents properties... the word started to spread out, next thing I noticed I was into business, so then I got all of my cleaning business paper work ready and in less than a month I was down to business without even planning on it. Has something similar to this ever happened to you? moreResolved Question: I need a real estate business name!!!?

I have been totally wiped out by the financial crises and have huge debts. I am an American overseas, and I know nothing about real estate and have never owned a home, but I was approached by a friend in America who was very savy with finance, much older, and in a bad financial situation and he said he had a way to help us both out. He had a house in the south which had no equity in it, (because he had refinanced it to the hilt). However, he said that he could get it reappraised (and he did at the end of 2008), and that he would sell it to me for the new reappraised price. We would get a loan for the higher amount, and split the profit from the loan money (the difference between the old price and the new price) between us. The house was already rented, and it so happens that the new higher monthly payments on the new loan would still be covered by the payments the tenant was making. So for example, he bought the house for 150,000, and then he got it reappraisted for 190,000 (I can't understand for the life of me how he did this in a down market, but I just followed his instructions. I wonder now if he did this illegally), so we took out the new loan for the higher reappraised amount of 190,000 and were supposed to split the difference of 40,000. The tenant continued to live there and make the monthly payments which covered the mortgage payments on the new loan. While we were going through all of the closing procedures (it took him a long time to find a bank that would do it, many months in fact), he asked me to advance him thousands of dollars for various payments he had to make on his other properties. I did so, because he promised me that he would return the money, plus the 20,000 dollars (50% of the profit) to me. He is elderly, and he was like my Dad. He had suffered a heart attack at one point in the past, and I went to America to take care of him at the hospital. He seemed so caring, and so experienced in real estate, that I just believed him and did what he said. However, at the last minute, and when the house was about to close, he told me it was an FHA loan. I had to sign a paper saying I would be living in the house. I told him this was not right because there was a tenant there, and it was illegal. He told me that that was the only loan we could get and if I didn't sign, he wouldn't be able to pay me a dime because the whole deal would collapse. I was so nervous, and I desperately needed at least the money I had loaned him back because where I am living overseas, not paying on your debt lands you in jail, which also means I would have lost my job, and then you are really in trouble because you can't pay anything. You could sit in jail a long time. I also couldn't leave this country because they have "temporarily" blocked my exit at the airport because of my debts (I didn't do anything illegal, other than fall into debt due to a business that collapsed). I am stuck here, it is hard to believe, but believe me, it is true. The American Embassy can't do anything to help people like me. So, facing the prospect of going to jail for a number of years over here, I signed the papers, and the loan closed. I hated making this decision, but what could I do. It was the hardest ethical decision of my life, and I totally regret it. To my utter disbelief, after the loan closed my "friend" made off with the entire 40,000, and left America to start his retirement overseas. My pleas to him on e-mail were met with lines such as "this is your problem not mine." Eventually he stopped writing to me, telling me I was foolish and didn't understand the world of finance. He turned from a sweet older man, into a nasty swindler. The house started to have problems--unexpected expenses, and then, the worst luck, the tenant stopped paying. She is a number of months behind in her rent, but I let her stay, partly out of pity for her (she came into the rental office crying), and also because it would be so hard to find a new tenant and start over. I have continued to make up the shortfall from the tentant on the mortgage for a number of months because I am afraid that if it goes into forclosure, it will be discovered that it was an FHA loan, and there was and is a tenant living there. But I am running out of funds, and now I am only one month from foreclosure (however, the tenant did start to pay, and she says she will get caught up--one bright note). I really want to get rid of this house and I'm so depressed about what this friend did to me. I can't afford these monthly payments. But what are the consequences for me if I cannot pay anymore and it goes into foreclosure? Should I evict the tenant so that the house looks empty, and then try to sell it (very hard to do), or the other option--go into foreclosure? (I know it is a black mark on your record, but I don't think I will be living in America again until I am 60 or 65). I really hate to do this to her, but she has also been delinquent, and I am moreTop Starting Real Estate Business Links
