"Pay day loans are a really stupid idea, but so is smoking, drinking, gambling, etc. If people want that service and are willing to pay for it, I don't know why government needs to get involved. There are always unintended consequences to laws like this. Will some of these desperate people turn to shoplifting, burglary, or robbery? I'm certain that some will. With the difficult times we are going through right now, I can't think of a worse time to do this. The new rates are not high enough to compensate the companies for their risk and most will probably close. The bottom line? Thousands of more people will be out of work and tens of thousands of people with nowhere to turn when 'their money runs out before then month does.'"

The 6.6% decline in comparable sales proved enough to send total sales down 1.5% to $270.1 million, but could improve as the year progresses -- management expects a low- to mid- negative single-digit range for the full year. It also plans to open 25 to 30 new stores during fiscal 2008, which should keep the top line steady until consumers start to see some relief from record gas and food prices.
Like every other retailer, management at New York & Co. is keeping a tight lid on inventory and undertaking various other cost controls. Its savvy expense management for the quarter boosted gross margins and also put operating cash flow firmly in positive territory. Taxman's binding and not-so-binding rulings
A good example of a recent ATO publication is a draft, "Self-Managed Super Fund Ruling on Business Real Property or BRP (SMSF 2008/D3)." No one should underestimate the complexity of this issue. This draft ruling, which the ATO does not expect to have finalised until later this year, runs to 68 pages and in our estimation doesn't waffle and isn't overly repetitious.
BRP is real property used wholly and exclusively in the running of one or more businesses, and the definition of BRP is important to an increasing number of SMSFs. One of the key issues about BRP is that a super fund can acquire it from members, their relatives or related entities (such as companies or trusts) at a genuine market value.
For example, suppose I personally own a shop in a normal shopping strip and above the shop is a small flat that can be used for light commercial or residential purposes. more

In the beginning, Spanish Explorers used the waterway to supply water to their missions. Mission San Antonio de Valero, also known as The Alamo, was the first to benefit from it. The river flooded its banks many times. In September 1921 the worst flood in its history killed over fifty people and caused millions of dollars in damage to the city. City planners struggled over what to do while large debates rang among the people. One man, an architect named Robert H. H. Hugman proposed a plan that would turn the area into a beautiful urban park with apartments, dining, shopping, boat rides and walk ways lit with old-fashioned street lamps. He wanted it to be just as if one were walking in Venice, Italy. After convincing city officials and business leaders of the financial benefits of his plan, the dream became a reality and the riverwalk was eventually sculpted into the masterpiece you see today. Later, in the 1930's, many efforts were made to clean and beautify the river by groups like the San Antonio Advertising Club, Daughters of the American Revolution San Antonio chapter, and the San Antonio Real Estate Board. Hugman worked many years with the city to construct the plans for the riverwalk, however, despite their best efforts it would be years before the riverwalk could be called a success due to low business volumes and a high level of crime. The 1960's, on the other hand, was a great time for improvement and growth. Paseo Del Rio Association was established in 1969 to promote the continuous improvement and development of the riverwalk. Today, the people of San Antonio continue to preserve its history and beauty and develop its economic resources. My parents are divorced. My brother and myself live with my mom, while my sister lives with my dad. I am 16, my brother is 11, and my sister is 18. She doesn't talk to my mom. We moved out here (a small town, full of drugs, partying, and pregnancies) to get out of the LA scene. My dad was addicted to Speed, and after rehab we came out here. I was only a year old. My parents recently divorced. However, they share joint custody. Between June and August, I was at my dad's house 4 days of the month. The rest of the scheduled time, he didn't have us come over, even if it was "his day". August to December, we went about a total of 8 days. He doesn't always take us on "his days." In January, my mom asked him if we (my brother, mom, and I) could move back to California. He said, "yes" as long as he didn't have to pay child support. My mom got a job lined up for her out there, she hired someone to go through real estate school out here, so they could run her business when she left. I made adjustments in school so that we could move. We were making all these plans. Now, he is saying "no." He plays games like this a lot. Is there anything we can do? Can we go to court to fight it? My dad isn't really in my life, and he isn't much of a fatherly figure. Does it matter though? Will the judge ask for mine/brother's opinion? My mom can't afford a lawyer. My dad's parents are pretty well off and will pay for his. What can we do?I'm not asking about child support. My mother agreed to no child support if she could move. I have been asked to attend a real estate function in about a week where I will be networking with area realtors and trying to seek new business for my office. Opening a tanning salon(something neat and sophisticated looking.) has been in my plans since I was about 14. All during high school I was home schooled and I worked for my dad cleaning newly constructed houses/businesses before they were put on the market for sale or lease. That is until things went under and he had to file for bankruptcy on all of the residential and commercial real estate that he developed. The I went to Costco for 2 years. From the 4 or so years I worked during school, I hoarded nearly every penny I made so I could fulfill my dream as an entrepreneur when I graduated from high school. Right after graduating from the Fulton County Public School System, I was set and went out looking for SOMETHING else to do to start my career in a self-owned business. Everything exceeded what my budget was set on until my dads good friends' dad was retiring and selling his repo company. So, I knew then at that time that was my opportunity. Luckily he allowed me to finance everything since he owned the stuff and he also let me walk in his lot that he's now leasing to me. So I've been in the repossession/recovery business for over a year now and with the economy HOPEFULLY shaping up, I've really been thinking about getting rid of my trucks & selling everything(of course after I have another main source of income coming in). The main reason is because I fear in about 2-3 years from now, this economy will have improved greatly and there won't be as much recovery work to cover all of my expenses associated with my company. ---OK so now my story about my young life is over, I'll get to my main concern- Although I'm only 19 now, I've had credit since I was 15(I lied about my DOB on credit card apps which has now been corrected with all 3 credit bureaus). Every since then I ALWAYS did right and kept my credit immaculate as it still is. My Transunion FICO through MyFico is at 738 and is slowly rising as my accounts grow older and as my personal vehicle is on its way to being fully paid off. I do have credit cards, but have $0 in credit card debt. Since Mar. 8th 2009 to Dec. 31st 2009, my company has grossed approx. $480K. That number may be fairly large, but considering I have 3 other drivers/employees I pay commission to, repo insurance(nearly $13K for not even the full year), rent on my ex-car lot(just over $20K for not even the full year), tax, all utilities, and after going ahead and paying my "agent" off for financing the PC's, software, trucks etc., that number was lowered significantly. Fortunately, 2010 so far is just as busy as it has been for the past 10 months and I'm even having to send repo orders back to finance companies from not having enough time to do them all(I'm not buying another truck). Like I said, I'm really thinking about going into the tanning business and it's a decision I'll have to make between now and the next 2-3 years. Would someone like me at my age(I will be 21-22yo then) have a hard time being approved for a $300K+ loan with the following factors: Company grossed $480K.(Honestly I want to leave this out of the app.) I netted about $110K during the last 3 quarters of '09.(before all of my personal bills/expenses.) I have roughly $80K in assets(2 recovery trucks, a money market account, and other misc. things). I have 3 checking accounts(2 personal, 1 business) I have 2 savings accounts. I have tax forms that have been filed and I also have bank and broker statements to prove my income. I have above average+ personal credit but no business credit.(no debt besides personal vehicle which will be paid off in 2 years or sooner) I have the knowledge, skill and common sense to know how to properly run a business. I can produce a legitimate business proposal. Hopefully within the next 2 or so years all of my assets and everything else will have grown.(if it doesn't there's a problem. lol) I know this is a lot of info, but my life ahead is really sticking to my nerves and I need support. I saw how my dad went from one minute having a lot of real estate to the next minute having to dig into his retirement money, and I want to avoid this by all means possible. I could be making a mistake by wanting to stop repossessing vehicles but as I said, I feel when this economy shapes up I won't even be grossing enough to cover everything and I don't want to lose my ***. The big question, how will banks view my status when attempting to obtain a commercial loan for roughly $300K? Would it be best if I go through the SBA? Could I get the loan w/o having to include my total grossed income? I'm literally fretting over these things. ...$750,000 they have gone around me.I worked diligently many hours and multiple phone calls from them and to them to help them get this loan to purchase the business. However eight months into the process and now that the loan will be funded soon they have told me that they will not pay the agreed finders fee. I do have an agreement that is binding and that has been signed stating that they will pay a fee directly to me for assisting them in getting the loan when they recieved their funding from the institution. They did not know how to begin to get the loan or the business. I developed a business plan for them and helped to create a balance sheet for them. I found the property through a real estate friend of mine and now they have said that they will not pay me because they are talking directly with the lender at this time. Boget has now gone into liquidation owing money to Marchland for work carried out on site. At the time Boget went into liquidation, James had not paid Boget for the work carried out by Marchland. d. James has received a letter from William, an adjacent landowner, who states that he has a right of way over Blackacre which has been obstructed by the building works. William states that he will apply for a court injunction unless James agrees to stop the obstruction and repair the damage caused to the right of way by the ground works. In the letter James also complains that the noise and dust etc. caused by the building works have made his life a living hell and that he intends to sue James for nuisance. e. It now transpires that no planning was applied for before work was commenced on site. Okay, so I saw a craigslist ad for a townhome for rent. I told my hubby about it and it was all good. Then we visited and still thought nothing of it. Then we noticed how much he expressed that he needed to do a credit check but needed US to get the credit report for him because according to him, they made a privacy act where he wouldn't be able to view it. Strange... because in our previous apartments, we didn't have to get anything. We found that quite strange. Then we looked at the application he gave us and it asked for not only our bank account number, but our CREDIT CARD NUMBER and the expiration date! What in the world is going on here? I don't feel comfortable anymore. He did show us the interior and exterior of the place so I don't know how in the world he got the keys. Also, at first, he had a local number, but the second time he called, he called me from a different area code and I looked up the area code and it was from CANADA. :O My gosh, I mean, maybe he's just helping someone out. Maybe he just doesn't now what he's doing. Maybe he's being extra careful but there is no way in the world I'm giving that man my credit card # and the expiration date. He also cannot be found anywhere online when I googled both his phone numbers and his name. On the application it doesn't list a company, it merely lists his name and a fax number on the application. He didn't even seem to have a business card and didn't even express what he did for a living, or if he's rented out before, etc. There was a brochure in the townhome he let us have that had a real estate lady's name and number on it. (I saw another townhome in the same area but that one was better. The man actually had a business card, the company name was on the application, he knew real estate agents in the area, it was more of a better feeling for myself.) Ok, so I'm 17, and starting University in 2 weeks. I'm up in this SCARY new city early, trying to find a job. Which is a freaking mission, because all throughout high school I have focussed 100% on schoolwork, and have no work experience beyond babysitting and helping my Mum and Dad with their real estate business. So I have an incredible academic record, but nothing else to go on. I'm getting a student loan, but I still need another $100 a week at least to cover accomodation fees, as I'm in the dorms for my first year and they're really expensive. We're in a recession here, unemployment is at a 10 year high, and I have no idea how I'm going to be able to survive if I can't get a job. My current plan is to just hand out my CV (resume) everywhere, and hope I get something. But I suffer from chronic social anxiety. The idea of going up to someone in a shop and even asking where something IS, majorly throws me, let alone asking for a job. If people talk to me, I'm fine though. So, long story short. How do I go about making my CV stand out? How do I work up the courage to approach someone with it? And what are some good job hunting tips? The thing is, I am a bloody hard worker. I will work as hard as I can to make sure my work is at an exceptional standard. I don't mess around, and I will always achieve the best I can. How do I prove this to an employer who won't look at anyone who doesn't have work experience? It's not like I want idle cash, I want to keep my student debt to a minimum and I don't go out wasting money socialising (no social skills, at all). I need the job to survive. As a small business owner with a lot of friends who also own small businesses, I get tired of hearing all the news stories about how small business lending is going to get a shot in the arm from President Obama’s programs or any other source in the foreseeable future. Yesterday I listened to a speaker from one of the large banks talk about how many loans the bank was making, doing its share to get the country moving again. All the banks are simply not making business loans unless they are absolutely gold-plated. Period. This isn’t because they don’t want to make loans; it’s because they’re being criticized by examiners. The regulators have made it clear to banks that they will be criticized for any loan where the borrower takes out any cash, regardless of the underlying fundamentals or collateral. This is nonsensical. I understand that real estate is depressed, and that values are uncertain, and that tenants are moving, and all the other fundamentals. The answer is simple: The regulators need to relax—not on every loan, but use some common sense! I feel for all the small businesses in America that are crippled. They don't understand why their debt free building isnt worth anything for collateral on a loan, or why their receivables which have deteriorated only slightly are now not worth anything as collateral. Here’s the simple truth from one of the “little guys” in a small business who sees the misery here in the street, and just can’t relate to our government’s plan to put more money in the system. I am separated from my wife and currently dating again. My girlfriend wants me to move in with her but she fights with me sometimes and I wonder from one day to the next if the relationship will last. My divorce will be finalized in 120 days so I can't marry her for about four months. She wants me to move in with her and we have talked about me proposing to her and get married when the divorce is final. We plan to have children and my girlfriend wants me to live with her. I am in my forties and living in a duplex house where my seventy something Catholic mother is my landlord. Mom is driving me crazy, giving me sermons every time I spend the night at my girlfriend's place. I really need to get out of there. She harrassed the heck out of my soon to be ex wife and my girlfriend has told me "I am not going to live under the same roof with your mother." I am looking into getting a studio or one bedroom apartment to get some space away from Mom. My girlfriend says it won't make a difference where I live if my mother is this controlling. I beg to differ and believe that if I lived a distance away from her she would not be aware of my comings and goings. I work a part time retail job, substitute teach, and work temporary office jobs when they become available for a few weeks or months at a time. The economy is tough for the country and me personally right now. I have told my mother to not tell real estate agents that she is my relative and simply state that she is my landlord and that I have been a good tenant. I have told my boss at my part time job to recommend me and it's a don't ask don't tell policy I have regarding my employment status as part time or full time on the application. At this point, I am curious to see if my applications for apartments in my area would be accepted. My question is this. Say I get approved at an apartment complex I like. I live there for a few months. Then my girlfriend and I get engaged and she wants me to move in with her. How do I get out of the year lease with my apartment? Would I be responsible for 12 months rent? My girlfriend makes more money than I do and plans to buy a house on her own. But she tells me she is concerned how my credit would be affected by breaking a lease. That tells me that once we get married she would want the two of us to buy the house together. My dad was self employed and so is my stepfather. Both men in my life had the house in my mom's name so that business creditors could not take the house if the business went broke. I currently have a Dell Latitude D830, which I plan to replace in a few months' time. Ideally, I would like to replace it with a laptop that is capable of driving a Panasonic 1080p plasma screen as an external display (although NOT NECESSARILY for full HD signal; it will be used to screen streaming video) and generally to be used as a desktop replacement. Dell have advised me that the best laptop for the job (at least in the current range) would be the Studio XPS but because they market this principally as a consumer / multmedia PC, rather than a business machine, I am concerned that it may not be suitable for my needs. I am not at all concerned about guaranteed upgrade roadmaps, easy networking and other features designed to appeal to large companies with complicated IT 'estates' that need to be managed. I am effectively a standalone user. But I *do* want something that is robust enough to be lugged around the world without breaking, and that is going to last me for three years. I don't use any specialised applications - just heavy-duty PowerPoint, Excel and stuff like that. Plus Nero video and audio editing. I'm located in California. What happens when the landlord has admitted she is behind on her mortgage and is planning on doing a short sale? She has lowered my rent and claims that the $300 I will be saving can add up to my full deposit she will owe me in about 4 mos. She now also wants me to deposit my rent (cash) into her daughter's checking account as opposed to making the check out to her business name, like I used to before. My lease is up in on 1-MAY and I'm concerned she will be pocketing this $. I'm not sure exactly if the house is in foreclosure but she has already told me I only have about 4 mos. She has also said that there will be people coming by to view the inside of the house and that I will need to let them view it. Is that true? I am literally disgusted by men. I knew most were capable of lieing and being deceitful in order to get sex from women with low self-esteem, but I never thought my husband was one of “them”. Why would I want to be entangled to someone who lies and uses women? If he uses, lies to and manipulates other women to get what he wants, why wouldn’t he just lie and use me too? (IN CANADA) I am planning on starting a business with my step-mom, we want to own a business buying houses, etc. (foreclosures and other properties) and re-selling them via lease-to-own. I plan to take a real estate course online through British Columbia University that will essentially teach me the ins and outs being a real estate agent. My question is do I need to take this? Is it necessary for me to spend the time and money on this course and the testing to get a certificate that I won't use? I also would like to own rental properties by myself, and I know that this course really isn't necessary for this goal. My step mom has a business degree so she understands that aspect, so really it is up to me to understand (and teach her) the other part of it. Sorry in advance, I am not English speaker, so it may not be good English. (My boyfriend is Canadian, middle 30's. He has his own business, always busy traveling. I met him in 2008 late May.When we go out together, he pays all.) I feel he is stingy. For example when he calls me, he will hang up the phone intentionally and lead me to call him back. Some are after 7,8 seconds talk and hang up suddenly, others are like one-ring and hang up before I answer. Even after I told him to stop that, he continued. Such things often happened. That's why I sometimes don't like to pick up his call, it makes me feel bad. Then it's better to call him than pick up calls. Another example, now I live in a kind of guest house (like dormitory). No man admitted to enter even brothers. Oh I must explain this first. We planned to buy an apartment with a view to marriage in the first place, it was in late April 2009. He said he will get one in cash as long as the price is within a set budget. That’s why I contacted a real estate agency, visited 8 apartments while he was in abroad to secure the fund for it. Unfortunately he never came back… He had postponed return date 4,5times even though he said each time “Please believe me this is final”. After several delay, he said he invested most of his earnings in business, so we must wait till get funds again. It was maybe late October or early November. Then I suggested to him to rent an apartment for now, to start living together and get married. You know, money is the first consideration to do something in real life. So I told him to send money first for securing apartment, then he started worrying about deposit and key money. Of course I must avoid unnecessary expenses, so I was looking for one with no key money and refundable security deposit. Anyway he didn’t send money eventually, even after I found “No key money, No deposit” apartment. It makes great sense to think he is not interested in living together and marriage. What’s worse is that he started to say he will stay at my place in secret! I told him that I can’t do that, you can’t come, because I don’t want to break rules and cause a thing, so if we live together, we should make a contract for 2 in another place. Then he said “That’s bullshit”, cursed at me and hung up the phone. I was speechless. If he’s a student, I can understand his remarks a little bit. Why can middle-aged man say that? The upshot is that he won’t come to Tokyo unless I all prepare the apartment for two. I can’t help thinking he just expects a free ride, doesn’t want to spend money. On the other hand, he keeps saying that man is meant to take proper care and responsibility of his spouse all the time, also keep saying that his dream is to live together as soon as possible to start enjoying best marriage and family life with me. Politicians are planning to put the U.S. under an International Marxist New World Order dictatorship by various means. MADD claims they want to get drunk drivers off the road. Can the law prevent accidents? Are the new harsher penalties a solution? Is that the real reason for the harsher laws? What is the real motive behind the creation of new stricter DUI laws? The first thing I noticed is DUI laws do not require the arresting cop to read you your Constitutional Miranda Rights. And when no accident or problem has been caused by the driver who has been pulled over, or was forced to go through a police road block, or was stopped for some other reason, or encountered a cop who got suspicious. The suspect can be arrested for a crime that has not been committed, simply on suspicion that he might cause an accident. This is like other people being arrested for murder and given the death penalty, simply because they had a gun or a rock or anything that could be interpreted as a deadly weapon in their vehicle. For example, politicians have scared people into thinking that unless we crack down on drugs, we will have anarchy with criminals roaming the streets. So they made some laws that allow the authorities to seize the private property of any suspected drug ring or person. All they have to do is plant some drugs in a house or vehicle. Then the authorities can ignore their Constitutional Rights and confiscate the vehicles, bank accounts, and real estate of that group or person and sell it on their black market without a trial. Let's see if you think this MADDness is justice, or lynch mob rule. Arnold Swartzanager is hurting for money to balance his budget, and please his sources of money for his election (which includes MADD who want to get revenge against all drinkers for the death of a relative), so he has decided to double the penalties for a first time DUI offender from 9 months to 18 months of weekly classes at $25 each, and increase the fines from several hundred dollars, to a few thousand dollars. And also to force first time offenders to pay several hundred dollars to install a breathalyzer device (the breathalyzer companies pay for the election of these politicians who support them, a good investment in a bad economy) in the first time offender's car, so they cannot start them if they even used Listerine. I'm in high school right now and I'm located in a country(was U.S.A, right now... in continent of asia) which I suppose has a very bright future, since I was a kid , It was my dream to always end up in a high flying blue collar job somewhere up in Wall Street and slowly become a partner of big firms, but I have so many ambitions, but my wall street dreams deviated once I moved to the land of the software people, I have so much on my mind, I'm currently taking the Business and Commerce stream in my high school and most of my classes are cakewalks for me, I used to flunk half the time in tenth with science and math, I still have math but I mean the Business Studies textbook and Economics textbooks come to me naturally, I dont even have to study for tests and I can ace them, I savour every bit of these books... I'm not an einstein at math so acing the SAT test and landing in some Ivy league is not my priority, it is to me, still a dream. But one great thing I got going for myself right now , sorry if I sound like an oppertunist(hey, told ya I wanted to be a hustler), but right now, I go to one of the most prestigious schools in my city and I have politician's sons as my friends, and construction baron descendants sitting behind my chair, I mean, I know people to can make things happen with a clap. When I get back to the states, I plan to go to a decent B-School and bachelor in accounting, as that is the blood of all forms of business and it would help me become business literate, and then I plan to major in Finance....after that, I plan to become an ERP consultant in case any of my plans dont work as I obviously need a back-up strategy, I will later use the initial salary earned for my ambitions should anything go haywire.....but if the wind is right, I plan to use some of my "connections"(trust me, not petty people, close people too) as my venture capitalists, to start my own soft-drink company, and after a few years, I plan start a construction/real estate company (like TRUMP)and take both of my companies public, eventually I also would like to fullfill my dreams of starting an electric automobile company along with a Insurance company. My dad(who was a small time restuarant owner), has a little idea about my plans, as I told him, but I didn't exactly give him the blueprint I gave you guys even though I think he has an Idea. All I want to know is am I being too overconfident or am I correct about my timing? I consider my self very fortunate to have the right things happen to me so far, its like everything is lined up for me, all I got to do is shoot. I know exactly how hard it is to fulfill dreams, everybody has dreams, only some fulfill it. My mom say isn't exactly pessimistic but she knows me and my network, and I dont think the chances I have aren't something I'm overmining, am I? Let's think about it, sons of politicians, sons of barons as my friends, potential backers, dreams of mine...they can pay for. See, I dont want to act overconfidant and start crying if any of these visions actually get nowhere, but I'm a person who believes in vision, and I wouldn't even rely on just my contacts to get me anywhere, but I can trick a person into buying their own shoes.....Plus I have great managerial skills.... I recently was hired for a marketing position with an estate planning law firm, I start on Dec 21st. My boss wants me to think of titles for my position to put on my new business card. The best we can think of is Marketing Coordinator, which I'm sure is fine, but I am wondering if there are any of more creative titles to use? I'm starting a massage therapy business and I'm trying to set up an account with the irs but I'm confused I think I need a EIN but all the answers to these questions are "No" Do you have employees? Do you operate your business as a corporation or a partnership? Do you file any of these tax returns: Employment, Excise, or Alcohol, Tobacco and Firearms? Do you withhold taxes on income, other than wages, paid to a non-resident alien? Do you have a Keogh plan? Are you involved with any of the following types of organizations? Trusts, except certain grantor-owned revocable trusts, IRAs, Exempt Organization Business Income Tax Returns Estates Real estate mortgage investment conduits Non-profit organizations Farmers' cooperatives Plan administrators In the near future I'm going to hire a receptionist so I guess one would be yes but not right now.
