Kenya: KWS Standardises Game Park Lease Prices

Those on the fixed agreements pay a fixed amount despite prevailing business conditions while those on variable lease agreements are charged a percentage of their annual gross incomes.

Before the review, some lodges had been paying as little as Sh 2.50 per bed per night, which was seen as giving them an unfair advantage over those who were paying current rates.

Several factors will be put into consideration while determining the new rates of payment for leases. These include the site of construction, the lease period and the bed capacity.

The new development followed several stakeholders meetings that were held to discuss the lease standardisation program, which was carried out by the Business Development department of KWS.

The lease issue remained complex since many lodges negotiated their own lease terms with the KWS' predecessor, the Wildlife Management and Conservation Department WMCD. more

It wants to identify less abundant proteins in the blood, serum, or cells that are significant biomarkers for diseases by comparing samples from persons suffering from a certain disease with samples from healthy persons.

Lance de Masi elected IAA chapter president

Dubai: The board of the International Advertising Association (IAA) UAE Chapter has elected Dr Lance de Masi, president of American University in Dubai and present vice-president, as president, and Nassib Boueri, managing director of Wunderman, as vice-president.

Dr de Masi replaces Sami Raffoul, who during an electoral process conducted among IAA executives at the recent IAA World Congress in Washington DC was elected IAA vice-president and area director, Middle East & Africa.

The current board has introduced a number of landmark initiatives within the global organisation headquartered in New York, including a news-based website, support of the regional Lynx advertising awards and an annual programme of educational events. . more

Domino’s Pizza Group Many people dream about setting up their own restaurant. For somebody who loves food, the prospect of giving up a 9am to 5pm office job and spending all their working life developing new menus may seem irresistible. Sadly, although thousands of people have ventured down the route to becoming a restaurateur, the success rate is low. Estimates vary, but it is generally reckoned that about three quarters of all new restaurants are not a success and close within three years of opening. Large corporate restaurant chains generally succeed better, and it is the sole trader that is particularly likely to face problems. Instead of experimenting with new recipes for beef bourguignon or duck a l'orange, the small restaurant owner is likely to spend much of their time on more mundane matters. Filling out the VAT return, recruiting staff, calculating their income tax and paying their National Insurance contributions, keeping abreast of new legislation concerning minimum wage levels, maternity leave, and disabil¬ity discrimination are all distractions from the kitchen. Then there is the never-ending task of promoting the restaurant. Many restaurateurs think that customers will beat a path to their door, but diners can be fickle, and, as soon as a new restaurant opens in town, they may be off to try it out. With so much to do in simply running the business, it is not surprising that many small restaurateurs become disillusioned and move on. Some fail simply because they haven’t developed a realistic business plan. Many of these could have benefited by belonging to a franchise organization, rather than going it alone. In franchised systems, the franchiser typically provides valuable support for administrative and promotional matters, leaving the franchisee to develop their business. Within the restaurant sector, franchising has been relatively slow to take hold at the gourmet end of the market, where the owner's individuality and style can add to the appeal of a restaurant. But in the convenience food sector, franchising has become popular and allows dedicated individuals to build a secure and profitable business. The Domino's Pizza Group has used the energy of talented and hard-working indi¬viduals to deliver good financial rewards to its franchisees. Although the company's pizzas may not appeal greatly to people who love fine food, its approach to the franchising of food outlets generally offers much more security and profitability than going it alone. In 2004, Domino's reported that ten of its 100-plus UK and Ireland franchisees owned businesses that were worth more than £1,000,000 each. Typical of the hard-working individuals attracted to a Domino's franchise was James Swift. As a 16-year-old delivery driver for Domino's Pizza, Swift spotted the potential to run his own business at an early age. He soon secured a position as the manager of the Domino's branch in Swindon. This operational experience was critical for learning everything from how to make a pizza to how to manage a big team. It was about three years later that he got the chance to buy a share in the franchise. By the age of 24, he had become co-franchisee of three Domino's outlets in Swindon, Newbury and Bath. He put his success down to sheer hard work and determination, with the backing of a well-known brand and the commitment that only the owner of a business can give. Maybe one day, James Swift will match the success of Richard P. Mueller, Jnr, Domino's Pizza's most successful global franchisee. Mueller joined Domino's in 1967 as a delivery driver and became a franchisee in 1970. By 2003, he owned 158 stores in the USA and employed over 3,000 team members. Am thinking of trying my hand at providing the staff for door to door deliveries for food industry and other providers of door to door services. Ideally the plan is to have businesses like Pizza Hut (just an example) out-source their door to door delivery to me. I would provide the staff - driver/car and they would provide the location and of course the goods to be delivered. Is there any existing business that does this? Any advice on how to begin? I want to start small pizza delivery in one of the emerging markets in Eastern Europe. Im local; I think there is a great opportunity as there are no pizza hut or dominos. However, people are pretty much into pizza culture. Also I have never been in this business before. Still believe in success though. OK. I am 23 and living in a city in the south west of England. It is my intention to become self employed with the plan below; I have only been thinking about it for a couple of days, so it is all very basic and vague at present, but I would still appreciate any pointers. I am soon buying a 100cc moped to get me around town. I will attach a large carry-box to the rear (like you see on pizza delivery mopeds, but much more secure) and panniers- or side storage boxes- to each side of the saddle. I am going to set up a motorcycle courier business confined to the city limits. Due to the amount of storage I'll have on the moped, I will concentrate on smaller items; files, documents, items of jewellry, computer components, monies etc. The boxes will have strong locks and be weather-proof. I am thinking that I will charge by the mile; say £2-3 p/m, and that I will work 6am-9pm mon-sat. After 5pm my fee will go up by, say, £1 p/m. Delivery guaranteed within 1 hour (with a moped I can bypass many traffic jams). My main market will be offices, such as smaller accountants or solicitors, IT firms, Jewellers, independant shops and hotels. I will of course also cater for domestic items and will gladly do pick-ups or deliveries to train stations. My aim is to build up a rapport with customers so I can perform tailor-made contracts with them, for instance working out of hours or beyond the city limits once in a while. I already have £3000 saved to buy the moped and clothing, moped tax and insurance and an IT friend is setting up a website for me at a cut price. I'll also put an ad in the phone book. This £3000 should cover any 'start-up' costs (?) What do you think so far? Thanks. PS, 'Cool Hal': I will have mobile connected to a helmet microphone, so I can take calls on the move.
